2005 - 2008 was a solid "SELLER'S MARKET" here in NW MT.  Seems like most everyone wants to retire or move their family here for the slower pace of life and to enjoy the beauty and majesty of the mountains and many waters.  Thus, it behooves you to be pre-qualified when you make an offer on property.  This helps make your offer strong, taken more seriously and better for you with all the other competing buyers.  Also, many times it is better to find a local or, at least, a state lender for properties in NW Montana.  This is particularly so for homes that have had asbestos clean up or is on the list for clean up.  These lenders understand our local market better including log homes and land purchases.

2009 finds us transitioning into a Buyer's Market and the good news is that people want to move here and are still headed this way.  Buyer's have more inventory to choose from and more room to negotiate for the most part.
